Reputation
With so many commercial agents to choose from, how do you choose the right agent to deal with your property?
Make sure that the agent you choose has sound local knowledge and experience. They should have a good local reputation and a proven track record for getting results.
You should also ensure your agent is a member of a professional body – RICS (Royal Institution of Chartered Surveyors), NAEA (National Association of Estate Agents) OEA (Ombudsman for Estate Agents) – the only certain way to identify a reputable agent.

An agent with extensive local knowledge and experience is essential.

Valuation
Don’t fall into the trap of choosing an agent simply on who gives the highest valuation.
Ask to high a price and you will find the right buyers will simply not see your property. You run the risk of your property going stale and you may well have to drop the price below other properties in the area to find a buyer.
A good agent will be able to provide evidence to justify their valuation and be up to date with buyer activity and demand.
Service and Fees
Just as with the valuation, don’t always be tempted by the agent with the lowest fees, as they wont necessarily offer the best service.
As is true with most walks of life you get what you pay for, its more important to use a reputable agent who has the know how and experience to help guide throughout the transaction.
An experienced agent will also be able to progress the transaction, talking to solicitors, brokers and other connected parties, often spotting potential problems to see that matters reach a speedy conclusion.
